What You Should Expect
The "Closing" is one of the final steps in the process of buying/selling or refinancing a home.

Scheduling: The Title Company will coordinate who should be there and at what time.

Closing: All documents will be explained to you by the Closer, including a breakdown of all closing costs, also known as the HUD-1 Settlement Statement. Click here to view a line by line explanation of the HUD-1 Settlement Statement.

 
Escrow Closing: Seller may sign all his/her documents at a different time than the Buyer.

Round Table Closing: All parties are present at the same time.

Funds: Never bring a personal check to the closing. It is customary for the Title Company and/or Realtor to let the Buyer know ahead of time how much money will be needed to complete the transaction, so that he/she may bring a Cashier’s check.

What To Bring: You must bring a valid photo ID with you to the closing as well as the cast to close, if any.

The Closer will provide copies to the Buyer and Seller. If the title company is funded by the Buyer’s new lender, the funding process may take a few hours. The Buyer and Seller will exchange keys to the property or arrangements will be made to do this at a later date.

Once all the above steps are finished, your closing is COMPLETE!
